Arriving After Business Hours: In the event that you will be arriving after regular business hours, please call our office for check-in instructions.
Early Check-In: We offer a limited number of 12:30 pm check-ins for those guests with special arrival needs. A fee will be charged to cover housekeeping and administrative expenses and is based on the size and location of the rental property. No early arrival will be permitted to check-in unless requested and paid in advance. Please call our Vacation Specialists for more details.
Check-Out: Before 10:00 am of day of departure. There is a $50.00 per hour late check-out fee. If property is not vacated by 12:00pm a full days rent will be charged.
Rental rates increase during the weeks of Easter, Mothers Day, Memorial Day, 4th of July, Labor day, and special events. All rental rates are subject to change without notice.
During peak season, Southern Coast Vacations rents primarily week to week. Partial week rentals may be available, please call our Vacation Specialist for more details.
During our off peak season, Southern Coast Vacations has a 2-night minimum. Weekly and monthly rentals are available. Monthly rentals are available October through March. Please call our Vacation Specialists for more details.
Quoted prices are based on beach location, condition, furnishing and the number of people the property will accommodate.
Privately Owned Properties: Our Vacation Rental Properties are all privately owned and reflect individual tastes of the owner. We can not make changes to furnishing or equipment. Likewise, the property is subject to change without notice or compensation. The owner of each property provides you with cookware, dinnerware, glassware, bedspreads, mattress pads and pillows. Disposable items are not provided. Property items (such as bedspreads, pillows, chairs, pots, pans, dishes, glasses or silverware) are not to be taken out to the property (to beach or other properties)
What to Bring: Beach towels, extra blankets, a cooler for frequently used beverages, cleaning supplies and paper products. Don’t forget your camera! Properties are set-up for simple cooking and housekeeping.
Refrigerators and Freezers: Prior to your arrival, the refrigerator may have been left open for a period of time during cleaning. It can take as long as 24-36 hours to fully recover proper temperature, especially if you filled it with warm groceries.
Make sure the refrigerator and freezer are always set at a medium temperature. If the refrigerator is turned to the highest setting, the humidity will cause the coils to ice up and prevent cool air from reaching the refrigerator compartment. If this occurs, please return the unit to a medium setting with both contrails and allow time to defrost and stabilize. Helpful Hint: Your groceries will cool faster if you avoid frequent opening and shutting of the refrigerator door during the first evening, use an ice filled cooler for drinks. In other words, refrigerator complaints made on your arrival day will not be responded to unit the next day and confirmation of continued problem.
Pools are generally opened before Easter and closed down in October. Houses advertised with heated pools will be heated during the following time periods: March – May and September – November 1st of each year. Please note that pool heaters will not operate if the air temperature drops below 50 degrees Fahrenheit.
Property Telephones: Property phone numbers will appear on your rental agreement. Not all properties have telephones. No long distance calls are to be placed unless they are collect or billed to your credit card. There is a $20.00 fee for calls billed to owners.
Departure Cleaning: We provide departure cleaning for you (sorry no daily maid service). We ask that you please take out the trash, wash the dishes, place towels and bed linens (not blankets & comforters) in bathtub, secure the property and return all keys to our office.
Parking Permits: Parking permits are required at most properties. Some have parking restrictions. Please ask. Condos are two (2) Vehicles, some only allow one (1).
Construction: Tourism is the largest industry along the Grand Strand and new houses and condos are always being built. We can not predict the location of all construction activity in the area and may not be able to inform you at the time you make your reservation whether or not our accommodations are near a construction site. Should you find yourself near construction, please exercise patience and understanding, In the event it becomes intolerable, we will do our best to talk to the contractors, but no refunds or moves will be made.
Lost and Found: We cannot be held responsible for items left behind. We do make every effort to locate and return them to you. We will locate, package and return items for $25.00 plus postage.
Concierge Service: Fax, copy machine and Internet access are available. Also, advice on local restaurants, fishing, shopping, etc is available. Please ask us for assistance.
Special Reminders: All town and community ordinances are to be observed. No vehicles allowed on dunes or beaches. No beach fires are allowed on the beach. Please use only beach access provided – do not walk on private property.
Electric vehicles (golf carts) are subject to all laws and ordinances applicable to operations of a motor vehicle on public roads, including that all operators must possess a valid drivers license. Traffic laws and ordinances are enforced by local authorities.
2008 Reservations: 2008 renters have first priority for the same property in 2009, unit checkout. Try to make your reservation by your departure date. A non-refundable $50.00 tentative deposit is due at time of booking the reservation. Please contact our office for additional details. Rates cannot be guaranteed for the following year.
TERMS AND CONDITIONS
Capacity of Accommodations: Properties are limited to the occupancy stated. Exceptions are made only for infants. Misrepresentation will result in eviction without refund.
Rental Charges and Taxes: Charges for your room will include the published rental rate for your stay, reservation fee, taxes, security deposit and if you desire travel insurance is available. All payments must be pad in the U.S. Dollars, drawn on a U.S. Bank.
Reservation Deposit: You will need to send 50% of the reservation amount to confirm a reservation. This is due with 10 days of making the reservation or it will automatically be cancelled. Credit Card deposit is necessary when arrival is within 30 days.
Balance Payment: Your balance payment is due 30 days prior to check-in. Master Card, Visa, American Express or personal check will be accepted. However we cannot accept personal or business checks unless we receive it no less than 30 days prior to arrival. We charge $50.00 fee on all return checks.
Security Deposit: All reservations will be charged $200.00 or $500.00 security deposit, depending on what type of property. This can be secured by providing a valid Credit Card, cash or money order. It is not refunded or applied to future rentals. The Security Deposit does not negate your responsibility as a tenant or the responsibility of your guests. Intentional acts, gross negligence or willful conducts which cause damage to the property will be sole responsibility of the registered guest. Security Deposits paid in cash or travelers checks will be refunded with 30 days of departure.
Charges are as Follows:
Damages: Cost of repairs
Excessive Cleaning: Cost of extra cleaning plus $20.00 administrative fee.
Late Checkout: $50.00 per hour, after 12:00 pm One (1) night rent will be charged.
Lockout: After hours key delivery $50.00.
Lost Keys: $100.00 for the first key, $5.00 for each additional lost key.
Maintenance: Guest will be charge for any unwarranted service calls, plus $20.00 administrative fee.
Trash Pick Up: $50.00 to pick up or move improperly placed trash.
Adherence to all policies is outlined in the lease and occupancies are enforced. Failure to comply will mean no future rental to that occupant.
Travel Insurance: Travel Insurance is available for reservations made 3 or more days in advance and is offered when you make your reservation. Your rental agreement will outline the cost of this insurance and is included in your deposit request payment. A pamphlet with detailed insurance information will be sent with our Rental Agreement. Please call CSA Travel Protection for further information and with any questions concerning coverage of pre-existing conditions.

Travel Insurance is an “OPT OUT” extra that we offer for your protection. We must receive written authorization if you DO NOT wish to purchase the insurance with in 10 days of booking or it will be automatically charged to your account; space for this is provided on your rental agreement. Once the insurance premium is paid it cannot be refunded, and likewise once it is declined it may not be re-instated. NO REFUNDS will be made for HURRICANE EVACUAION unless you have purchased TRAVEL INSURANCE and then CSA will refund based on the days under mandatory evacuations. This insurance also protects you and your family if an emergency, family illness or death should occur and prohibit you from vacationing. We recommend you purchase this insurance for your protection.
Linens and Departure Cleaning are Included in Your Rental Rates: (unless otherwise noted) Southern Coast Vacations does not provide daily maid service. Additional housekeeping services can be arranged and the cost is based on property size and location. For your convenience, additional sheets, pillowcases, towels and washcloths are available for rental at Southern Coast Vacations. Please ask your Vacation specialist for further details.
Our In-House Maintenance and Housekeeping Staff: Southern Coast Vacations is here to make sure your vacation property is in the best condition that is can be. If you should discover otherwise, please report it to us immediately and we will correct it as quickly as possible. Check out is NOT the time to let us know about problems. We cannot issue refunds for mechanical breakdowns or cleanliness issues. In order to make timely repairs or inspections, Southern Coast Vacations personnel or representatives shall have the right to enter the property at reasonable hours. If a service call is made and entry refused, renter will be held liable for service call fee.
Pet Policy: We have a few Pet Friendly properties; we require a $100.00 non refundable pet fee. Please call our Vacation Specialist for details on pet friendly properties.
No House Parties: We reserve the right to and will terminate any rental, with no refund, if the renter is detrimental to the property.
A. We rent strictly to Families (Mother, Father, Children) and mature persons over the age of 25.
B. Absolutely NO House Parties, Fraternities, Sororities, Motorcycle Groups or Youth Groups are allowed.
C. Children will not be permitted to check-in without their parent(s).
D. Parents must occupy the same property during the term of this agreement, adult supervised, non-family groups are considered house parties.
E. Should a house party or group attempt to occupy the property by any method, they will be immediately evicted and/or admittance refused and the reservation deposit, rent and security deposit will be forfeited as liquidated damages.
F. The person(s) will be responsible for any and all legal fees, and any other expenses which may result in addition to any right or remedy available by law.
G. Under aged alcohol and any drug use will be turned over to the authorities.
Cancellation Policy: If your must cancel, your reservation deposit will be refunded, less $75.00, ONLY if the same unit is re-rented for an equal number of days and the same dollar amount as your original reservation. If we are unable to re-rent the unit, all payments will be forfeited.
